What does an office lease include? Leasing an office includes full-time access to your personal office, administrative support, internet, printing, phone service, IT support, mail handling, and property maintenance.

What does it mean to sublease an office? The sublease provides part-time access to an office. Access will be a set schedule and will be dependent on the full-time therapist’s set schedule. With a sublease, everything is included that is included in a full-time lease except office space is shared with another therapist, usually someone who has a full-time lease.

What is the cost of renting office space full-time? A full-time office lease is $675 monthly. There is an additional cost added for administrative support. This cost for administrative support is determined by the number of clients seen on a weekly basis. The amount paid includes internet, electricity, and janitorial services of common areas. What is the cost of subleasing office space part-time? A part-time office sublease is dependent on the number of hours you want reserved for your use monthly, usually $5 an hour. There is an additional cost added for administrative support. This amount is determined by the number of clients seen on a weekly basis. What does the administrative support include? The in-person administrative team is responsible for managing phone calls, verifying insurance benefits, intakes, completing billing, claim submission, managing mail, and more.

Can I lease an office without administrative support? Unfortunately, administrative support is a part of all leases.

What does IT support include? IT support is for any building issues and ensuring HIPAA compliance. IT support is available for your personal business computer at your own cost.

How long is the lease on an office space? The Standard Agreement lasts for 12 months. However, a longer lease can be set to ensure the lease rates remain set for the length of the extended lease. A 6-month initial lease can be provided in order to determine if the office is a good fit.

What if I decide I want to lease full-time after signing an agreement for a part-time sublease? This is encouraged. However, you will need to complete the part-time lease you agreed to before transitioning. Additionally, switching to a full-time lease will be dependent on availability. Make sure to talk to Dr. Shawn as soon as you know this is what you want, and she will get that set up.

Can I bring guests into my office? Yes, use your office for meetings and collaboration. We just ask that you remain mindful of HIPAA and not disturb others who may be in session.

Do the offices come furnished? For a full-time lease, you would furnish it to match your style and taste. A part-time lease space is furnished by the therapist who has the full-time lease.

Are utilities included in the price of the lease? Yes, the amount paid includes internet, electricity, water, phone, and janitorial services of common areas.

Is there anything else I need to know about the lease? Yes, TherapyNotes is the EHR used by leasing therapists and the administrative team. Another important thing to know is it is helpful to have either a Psychology Today profile or website to refer potential clients to.
